MY TOP 4 PROS AND CONS TO OMAHA NEBRASKA LIVING

So today im slightly annoying on the video’s i have found that talk about why you shouldn’t move to nebraska. And while many of these youtube videos while not false painted a wrong picture of the value of Nebraska. So in this video i'm going to share with you my top 3 pros and cons of omaha,nebraska living. But i tell you what stay till the end to for the ultimate bitter sweet procon of living in omaha

Hey guys im tyler your nebraska realtor and today im going to set the record straight. Clear somethings up if you will by going through my list of pros and cons after living here for well… my entire life.

But first things first. Lets get all the obvious things your gonna hear about nebraska from people that aren't from around here out of the way!

• Yes we are call a fly overstate

• Yes its flat

• Yes we get tornados, however i have lived here my whole life have never seen one and the last one to hit omaha was in 1975

• Yes our Football team is the Nebraska Cornhuskers

• And Yes there is lots and lots of corn. in the country… Unless your buying a farm,  a farmer or want to live in a rural area most likely your going to be living in the city and that is what we are focusing on today.

• Pros #1-Omaha was ranked as a Top 25 City to raise a family

  • This is a great place to raise a family with family values. It's not uncommon have neighbors help out on projects, say hi or even keep an eye out on your home while your gone.

  • Omaha was ranked by Niche.com to be in the top 25, many factors such as housing affordability, schools, crime, nightlife and diversity played into the ranking. I have linked this and all the following websites if you would like to further your research in the description below.
    

• Con #1 - While we may be great for families there is just not much to do around here.

  • When it comes to tourisum Nebraska has come in as the least traveled to state of all 50 states. We are considered a drive through or flyover state and many, maybe even you, when  thinking of nebraska you think of Corn instead of the attractions it has. None the less some of my favorite attractions include

  • Husker Game day in lincoln

  • The henry Doorly zoo

  • College world series

  • Many of the local breweries 

  • The orpheum theater and holland center

  • And The downtown Old market

• Pro #2 - Traffic _ Traffic is not that bad compared to other parts of the country

  • If there is one thing besides the weather that people can strike up a conversation about it would be traffic. Nobody likes traffic and it seems everybody talks about the best way to get to one place or another. According to the omaha World Harold omahas average travel time is only 19.3 minutes. Omaha by many has been dubbed the 20 minute city for it taking about 20 minutes to get to where you need to go.

  • While the highest average travel time in the nation belongs to East Stroudsburg, Pa clocking in at 37 minutes on average.

• Con #2 - High property Taxes

  • I hate taxes and im sure you would agree lower taxes are better. Unfortunately Nebraska was ranked by wallethub.com as the 6 worst place for property taxes. I know this sounds horrible right out the gate so i want to reference 2 things that most people don’t think about when it comes to property taxes. First, your property taxes go directly to the public school and play a part of the success we have as a state. Second the affordability of homes in Omaha is far less then many areas on the coast. So even though you my be paying more in property taxes you still will be able to afford more here compared to many places on the coasts.

• Pro #3 - Great Public Schools

  • To nobody's surprise schools are a hot topic for first buyers and buyers with growing families. The Department of education provides a rating for schools across the country in 4 different categories. excellent, great, good, needs improvement

  • Here in the omaha metro area we have 3 excellent, 4 great, 5 good and  3 need improvement

  • And as I said in the previous point. Your property taxes pay for public schools here and do play a part in the success we have as a state.

• Con #3 - Omaha Does not have an impressive skyline

  • I know this really don’t matter that much but I love looking at photos of other cities skylines and timelapse. Here is one of my favorites.

  • Now to be considered a skyscraper a building must have at least 40 stories… that gives us 1… that being the  First National Bank Tower at 634 feet tall with 45-story. Its not that bad except the next is Woodman tower is 478ft with 30 stories and then the Elmwood at 320ft with only 22 stories. Personally this is the think i want to see changed the most.

• Pro #4 - Houses are affordable and cost of living is low

  • Omaha was ranked in the top 5 cities to live based on affordability and cost off living.

  • The median sold price of homes here are $200,000. At this price you can get about 1600 sq/ft 3-4 bedroom and 2-3 bathrooms like this one here.

  • So for families making under 50k a year it is possible to keep your housing budget to only 25% of your income.

  • Psy…. did you feel that? It was like a $500,000 mortgage being lifted off of me… Feels Great!

  • So here in Nebraska we are blessed with 4 seasons

• Unpredictable weather and cold weather without snow.
